Resale Certificates

Owners wishing to sell their units are required to provide purchasers with Resale Certificates upon request.

Selling unit owners are often anxious to make sure the resale certificate is provided in timely fashion because their contract of sale is not enforceable until 5 days after the purchaser has received it!

The association must provide accurate information, especially about any unpaid assessments or fines against the unit. If the Association inadvertently omits to mention an outstanding assessment in the resale certificate, they will not be able to collect it.

The association may charge a reasonable fee for preparation of the certificate. The Seller of the unit, or the seller's broker, will usually request it.
