Each Unit has the number of votes allocated to it in the Declaration
of Condominium
- If all units are allocated one vote apiece, and three people
own a particular unit, that unit still has only one vote.
- If one person owns more than one unit, he or she can cast the
number of votes that all units, added together, are allocated.
Be careful whether a particular matter requires a majority, two
thirds, three quarters or unanimous vote of all votes, or simply
of those present, in person or by proxy. The votes required depends
on the subject matter of the vote and can be complex.
- Some matters require a majority (or unanimous consent) of all votes
in the condominium. If a matter requires a majority of all votes,
those voters who skip a meeting without giving a proxy are, in effect,
casting "no" votes on the matter at hand.
Proxy voting is allowed in voting by unit owners, but not in voting
by the Directors at a directors meeting. This is because duties
of Directors apply personally to the Directors and cannot be delegated.
